Project Description:
Volmar was selected by the U.S. Corps of Engineers in a best value procurement as the General Contractor responsible for the renovation of 156 family housing units. Work includes but is not limited to, excavation and installation of new and upgraded drainage system; excavation and installation of new sewer, water, electrical, telephone and CATV services; excavation and disposal of concrete pads, curbs, bituminous and concrete walkways; re-grading and new landscaping, selective interior & exterior demolition, whole structure demolition & complete interior renovations.
The work completed in three distinct phases of approximately 50 units each.

Project Description:
The project involved additions and renovation of 166 buildings (223 housing units) at Nautilus Park located at the Naval Submarine Base in New London, CT. The scope of work included major site-work upgrades with extensive mass and ledge rock formations, which necessitated re-engineering of site drawings to correct drainage and sewer line connections. Scope of work also included excavation, demolition, cast in place concrete, masonry, rough carpentry, finish carpentry, millwork, waterproofing, roofing, new electrical, and HVAC equipment as well as asbestos and lead paint removal. Work progressed in two phases. Phase I was for 95 buildings at Nautilus Park I and Phase II was for 71 buildings at Nautilus Park II. Volmar coordinated various trades from approximately 10 major sub-contractors, and Volmar journeyman performed tasks such as finish carpentry, millwork, painting and flooring. Daily manpower from all trades exceeded 70 persons on an average basis.

Project Description:
This multi- million dollar project included the complete interior demolition and new construction of offices for the General Services Administration. There are twenty-three areas of the critical path schedule with work progressing generally along four different paths; one path critical, one near critical and two others non-critical. Demolition includes the removal of major building mechanical systems, asbestos abatement and complete architectural and electrical removals. New construction included structural steel, spray-on fireproofing, masonry & gypsum board partitions, specialty flooring and wall finishes, custom mill works, sophisticated electrical systems, new sprinkler and plumbing systems.
Since the work was performed at locations adjoining occupied offices, special precautions were taken to insure that other building occupants are not affected by noise, dust, disconnection of services or any other construction issue.
• INTERIOR/EXTERIOR RENOVATION TO HISTORIC GEORGE WASHINGTON HIGH SCHOOL, NEW YORK

Project Description:
Volmar was the Prime Contractor on this major exterior renovation of a five-story historic landmark high school. The school has remained occupied for the duration of the project with a student population of over 2,700. There is a multitude of trades involved in this major renovation project. The major area of renovation begins with the dismantlement of an elaborate three story Cupola, which reached 175ft. from ground level. Approximately 1,000 large stones were carefully removed and placed on ground level to be stored and reused when the cupola is to be rebuilt. The existing steel structure underneath the stone is to be dismantled and a new one is to be built. A new steeple and weather wane are to be installed as well. This task involves extensive crane work and precision. Approximately 11,060 sq. ft. of parapets is to be dismantled and rebuilt. The majority of the parapets consisted of stone, which were stored for reuse. There is approximately 17,000 sq. ft. of bricks to be raked and repointed, 36,000 sq. ft. of stone to be raked, repointed or caulked and 10,000 sq. ft. of brick stitching. The roof involved 73,000 sq. ft. of roof and 9,000 flashing to be abated. 87,000 sq. ft. of built up roof is to be installed and 59 drains are to be replaced and/or relocated. 1,150 steel windows are to be removed, refurbished and reinstalled as well as 80 wooden windows and 24 aluminum windows. Volmar utilized both union and non-unionized trades throughout the project. Volmar is performing work after hours and on weekends so as to not disturb the ongoing classes and operations of the school.
• RECONSTRUCTION OF THE DEPARTMENT OF TRANSPORTATION FACILITY AT WEBSTER AVENUE

Project Description:
The scope of work for this projects consisted of removal of existing structures and site improvements, soil remediation, construction of two new steel framed facilities, shop equipment, furnishings street reconstruction and site improvements. Construction of two New Steel Framed Buildings approximately 150,000 square feet each on poured concrete footing with concrete slabs on grade. The building included partial basement, penthouses, and mezzanines. The exterior envelope consisted of masonry cavity walls with both pitch and flat built up roofs. Fenestration included solid glass masonry, translucent insulated glass fiber panels and aluminum windows. Interior spaces included shops, offices and toilet and locker facilities, support spaces and administrative areas.

The scope of work for the 142 two, three and four bedroom units included asbestos and lead abatement, complete demolition (down to slab), site work, concrete sidewalks/driveways, rough carpentry (incl. truss roof system), new electrical, plumbing (incl. new under slab sanitary trenches), finish carpentry, doors, metal clad windows, new kitchen cabinets, and landscaping. Volmar was also required to mill and pave the streets and playgrounds in the entire Garden Terrace Family Housing area. Both subcontractor and in-house tradesmen were used to the work on this contract.

New addition of approximately 42,000 sq. ft. consisting of a steel framed building, brick and cast stone exterior with aluminum double hung windows, glazed and masonry block interior, VCT, acoustical tile ceiling, full service kitchen, library, science room, art room and classrooms and offices. The new addition is air conditioned by a chiller plant on the roof. The new building connects to the existing building by a two-story bridge.

Project Description:
Volmar was the prime contractor on this major interior and exterior renovation of a six-story structure that occupies an entire city block. The school remained occupied during construction; it has a student population of over 2,000. The scope of work encompasses all trades and includes the following: concrete site work, exterior brickwork, roof replacement (44,000 sq. ft.), boiler replacement, new HVAC system, window replacement (over 1,000 windows), rough carpentry, plastering, and door replacement (over 700 doors), asbestos abatement, major electrical, mechanical, and plumbing restoration, and new construction of a 50,000 sq. ft. outdoor gymnasium air structure. Numerous classrooms, laboratories, library and shop rooms were renovated. Volmar utilized both union and non-unionized tradesmen on this project and performed approximately 20% of the contract work with its own forces. Volmar administered and is in the process of completing work on over 500 RFPs (Requests for Proposal) and contract modifications. This project clearly demonstrated Volmar’s ability to manage large, phased renovation projects in occupied buildings with numerous subcontractors.

Project Description:
The United States Coast Guard awarded Volmar this contract to effectuate the transfer of Coast Guard facilities from Governor’s Island to a new location in Staten Island, NY. New Facilities had to be completed within a compressed time frame that was essential to Coast Guard operations in the New York area. Volmar and the Coast Guard participated in partnering meetings, and through sophisticated scheduling and planning, completed this project on time. Volmar received numerous commendations for its performance.
• OUTPATIENT/CLINICAL ADDITION ALTERATIONS, PHASE III, VETERANS ADMINISTRATION MEDICAL CENTER, NEW YORK, NY

Project Description:
Multiphased (8 phases) general construction contract, including mechanical and electrical work, laboratory equipment, utility systems, material transport and systems and selective demolition of existing construction.
Work was executed with minimal interference of normal functioning of the Medical Center operations, including operations of utility services, fire protection systems, and other existing equipment. Volmar constructed temporary partitions and enclosed tunnels to protect patients, personnel and equipment for continuous use of occupied areas. Volmar developed a Network Analysis System (NAS) plan and schedule in compliance with contract requirements, which was updated monthly. NAS plan was used for scheduling, coordinating and monitoring work under the contract, including all activities of subcontractors, equipment vendors and suppliers.
• MILITARY POLICE STATION/GARRISON COMMANDER HEADQUARTERS, USMA, WEST POINT, NY

Project Description:
Multiphased construction project. The first phase involved renovation of fifth floor (north) of Bldg 2101. The second phase involved demolition of the existing Bldg 618 and constructing a new Bldg 618, including exterior site work for the New Military Police Station of West Point. The third phase involved the complete renovation of Building 681, including a new bridge, site utility work, elevators and interior work for Administrative Headquarters. This project demonstrates Volmar’s construction management ability to perform various tasks under phased work conditions. In order to construct the new facility, Volmar had to first renovate Building 2101. Once this area was renovated, the tenants of old building 681 were then relocated and the renovation and improvements to Building 681 were begun. Volmar coordinated numerous subcontractors and in-house crews throughout the various phases of contract construction, demolition, and compliance with strict architectural design requirements to complement facilities at the USMA and their unique and historic architecture.
• RENOVATION OF BUILDING #550 INTO A HEALTH CARE FACILITY – GOVERNORS ISLAND, NY

Project Description:
Scope of work included interior and exterior restoration. The building (being historic in nature) required exterior demolition and restoration to be performed to absolute contract details with close supervision from restoration specialists. Interior demolition included the following: demolition and removal of extensive interior partitions, reinforced concrete staircase, existing boilers, radiators, electrical and plumbing and plumbing fixtures including rough-ins at four floor levels.
